FAQ

What is the procedure for maintaining my asphalt?
Depending on the condition of your asphalt, your lot may require patch repair, crack sealing, an application of sealcoat or may simply just need to re-fresh the parking stall striping. Be assured, we offer free assessments and proposals. Demand references from all of your contractor and follow up on those references with your personal site visits to the reference properties. What is the difference between asphalt overlay and sealcoating?
The main difference between asphalt overlay and sealcoating is that an asphalt overlay is a fresh layer of asphalt patched over damaged pavement.
Sealcoating fills shallow cracks and prevents water from penetrating the asphalt under larger cracks. The shiny surface protects the asphalt from water, fluid spills, UV rays, and everyday wear and tear. Sealcoating should be done every 2-4 years to help prevent any other maintenance for decades. It’s the most cost-effective way to maintain asphalt for a long time.
How often should a property be re-striped?
A good general rule is to allocate an annual budget for a property re-stripe. Traffic design and wear within a particular parking lot is also a component of the re-striping timeline. Typically, pavements that experience high volumes of traffic have a shorter life cycle than those with low volumes of traffic. Fire lane striping should always be visible and show minimal signs of deterioration. City ordinances throughout the Metroplex require maintenance of fire lane striping.
What causes concrete sinking?
We’ve talked about how weathering that degrades the base can cause your concrete to sink. When the concrete base is weakened, it becomes unstable. The weight of the concrete then becomes too much and the sidewalk begins to sink. There are also several problems with the soil underneath that can cause the concrete to sink. Concrete needs soil to be compacted before it is installed. Poorly compacted soil will sink under the weight of the concrete. If this happens after the concrete has hardening, it’s going to cause the concrete itself to sink. Again, picking a qualified installer is key to ensuring that your concrete lasts as long as possible.
What causes concrete heaving?
Concrete will heave when the ground beneath it shifts. One of the most common reasons, as stated earlier, is ground changes due to freezing and thawing. If the ground below concrete becomes moist and freezes, it will expand upward and cause heaving. Clay soils in particular can expand simply from absorbing too much moisture. The opposite case can occur as well. If the ground dries out too much, it will shift downward and cause the concrete to heave in that direction. Many other things can cause heaving also, such as dead tree roots decaying away and causing the ground to collapse into the void they left.
How soon after my parking lot is paved can I sealcoat it?
As soon as the pavement rids itself of the surface oils. This is done through oxidation and rain. One way to check is to spread some water on the surface, if the water does not bead up and there are no rainbows caused by the surface, the asphalt is ready to be sealed. Depending on the weather this usually takes 6 to 8 weeks.
Does scuffing always occur?
Scuffing is normal, even with additives, and usually occurs in the first month. Scuffing is usually worse on a hot day particularly when the temperatures go above 90 degrees Fahrenheit. The best way to minimize scuffing is to try and not turn your car sharply when the lot is first opened up.
Why would a latex additive be added to a seal coat sealer?
The use of latex additives is very common these days. There are many additives each trying to improve the performance of the sealer in some way and help minimize scuff marks. Some examples are: Fast drying – additives that help speed up the drying and curing time of the sealer so it can be driven on sooner. Rubberizing Additives – to improve flexibility, toughness and durability Thickening Additives – which build the viscosity of seal coating diluted with large amounts of water.
